WHAT ARE THE BENEFITS OF HIRING A BUYER'S AGENT?

 

 

When buying a home, you have a choice:  your agent can work for the Seller or your agent can work for you.  A buyer's agent is an agent who is engaged by a buyer to represent the buyer's best interests, not the seller's.  A buyer's agent works exclusively on behalf of the buyer-client in any given real estate transaction.  Only a buyer's agent can represent and work 100% for the interest of the buyer and yet most buyers refuse to sign a buyer's agent agreement. 

Being represented by a buyer's agent won't cost you more in commission fees and it could actually save you time, money and aggravation.  A buyer-client usually pays no more for the services of a buyer-agent than he/she would if using a traditional real estate agent.  Typically a buyer's agent receives compensation from the seller's proceeds of the sale, the same way a seller's agent or broker's agent would.

The buyer's agent keeps the buyer's personal and financial information in strictest confidence.  The buyer's agent negotiates the purchase of a home at a price and on terms acceptable to the buyer.  The buyer's agent analyzes market data to determine an appropriate offering price.  The buyer's agent makes you aware of negatives and positives of a property.  The buyer's agent prepares the sales documents with the buyer's best interests in mind.  The buyer's agent shows you all properties - multiple listings, exclusive listings with any Realtor, and For Sale By Owner.

If you are not represented by a buyer's agent, that agent who is taking you around to see properties is working as the seller's agent.  You are required by NYS law to sign a Disclosure Form to make you aware that your agent is or is not working for you.  A seller's agent must treat you (as the buyer) fairly and can't misrepresent any material facts about the property.  A seller's agent must try to get the most money and the best terms for the seller.  By law, the seller's agent must tell the seller everything he/she has been able to find out about you.  Suppose you want to make an offer of $475,000 but you are willing to go up to $500,000, a seller's agent is bound by law to disclose this information to the seller.  A seller could gain the competitive edge in situations like this. 

A buyer's agent has the following fiduciary duties to the buyer: remarkable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account.  The obligations of a buyer's agent are also subject to any specific provisions set forth in an agreement between the agent and the buyer.  You should be represented by a buyer's agent who will pledge total, undivided loyalty to you.

BOTTLED WATER OR TAP WATER?

 

 

 

Consumers spend more than $100 billion annually on bottled water. During these tough economic times, you can save significant amount of money and protect the environment in Oyster Bay,NY by choosing tap water.

Inspite of the snowy and icy weather, residents of the town of Oyster Bay, NY and its surrounding communities enjoy the diversity of events in town to keep them very busy.  As a service to Oyster Bay-East Norwich community and its neighboring villages - Brookville, Muttontown, Oyster Bay Cove, Bayville, Locust Valley, Syosset, Laurel Hollow, Centre Island and Mill Neck, here is a list of events for you to enjoy as residents of these towns.   Mark your calendar and try to fit few if not all of the following events in Oyster Bay, NY into your schedule.  You'll be glad you did.

Saturday, February 12th-  OB HISTORICAL SOCIETY EXHIBITION OPENING- THE ROOSEVELTS NEXT DOOR: PORTRAITS OF DEVOTION, revealing the lives of the Oyster Bay Roosevelts who were not politicians, but were influential in building the U.S.  For the first time, on exhibit will be the private family collection of James Alfred Roosevelt, detailing the family's humanitarian support for the Union soldiers in the Civil War.  Also on exhibit will be the dramatic portraits of Theodore Roosevelt and Abraham Lincoln by the internationally renowned artist Dan Christoffel.  Earle-Wightman House (OB Historical Society), Summit Street, 5 P.M. to 7 P.M.

COMPOSER JOHN BARRY OF CENTRE ISLAND, NY PASSED AWAY

Who is John Barry?  Have you seen any of the James Bond movies? 

Few days ago, on Jan. 31 at 8:23 PM to be exact, I got an email from the Executive Director of Oyster Bay Historical Society of which I was the Past Treasurer and currently serving on its Board.  The email was addressed to OBHS Staff and Trustees.  The email stated that Composer John Barry of Centre Island, NY died Sunday.  

I kept wondering what had John Barry got to do with the Oyster Bay Historical Society.  I never knew the guy and I don't remember him being a part of the Oyster Bay Historical Society.  Then the next day, the New York Times ran a two-column obituary of John Barry. Apparently he was very famous.  I never knew it.  Three local papers carried the big news.  Then today, my husband said there was an old interview of him being played on the radio. 

For those who do not know John Barry of which I was one of them till he passed away, he lived in Centre Island, NY.  Centre Island, NY is just across the Oyster Bay Harbor and has the same zip code as Oyster Bay, NY.  Rupert Murdoch, the media mogul and Billy Joel, the entertainer have homes there.  John Barry composed scores for "From Russia With Love" and 10 James Bond films.  He won five Academy awards as a composer for "Born Free", "Dances with Wolves" and other films.  He also composed music for "Body Heat" (1981), "Midnight Cowboy" (1969).  He won two Oscars for "Born Free", one for best score and another one for best song.   He also won Oscars for his work on "The Lion in Winter" (1968) "Out of Africa" (1985) and "Dances with Wolves" (1990).  His scores for "Mary, Queen of Scots" (1971) and "Chaplin" (1992) were nominated for Academy Awards.

After doing the orchestration for "Dr. No" (1962), John Barry went on to score  "From Russia With Love" (1963), "Goldfinger" (1964), "Thunderball" (1965), "You Only Live Twice" (1967), "On Her Majesty's Secret Service" (1969), "Diamonds Are Forever" (1971), "The Man With The Golden Gun" (1974), "Moonraker" (1979), "Octopussy" (1983), "A View To a Kill" (1985) and "The Living Daylights" (1987).  After "The Living Daylights", he decided to quit doing Bond scores.  

Reading his obit, I believe Oyster Bay Historical Society and the town of Oyster Bay are sad to see one of their famous residents passed on.  The fact that plenty of people in Oyster Bay, NY do not know him nor know of him just proves that celebrities could live in Oyster Bay, NY and enjoy their anonymity if they wanted to.
