WHAT ARE THE DIFFERENCES BETWEEN A CONDOMINIUM, A CO-OP AND A TOWNHOUSE?

People wonder why Lexington Estates and Top of the Harbour in Oyster Bay NY is cheaper in price that the Landmark Colony or Mariners Walk in Oyster Bay NY.  Buyers who can not afford to dish out $500,000 for a place to live in Oyster Bay without the worry of home maintenance have an alternative.  They can buy a co-op.  So the next question is:

What are the differences between a condominium, a co-op and a townhouse?

A condominium is where you own the actual structure of the building jointly with the other members of the association, along with common areas such as club house, swimming pools, tennis courts or other common areas.  Individually, you own the airspace and interior of the structure, but not the building itself.  You and the other members of the association own the structure together.  In Oyster Bay NY, Landmark Colony and Mariners Walk are both condominiums. 

A co-op is where you own shares of a corporation or organization that owns the larger structure, and ownership of those shares gives you the right to occupy a specific unit or apartment.  Also in Oyster Bay NY, Lexington Estates and Top of the Harbour are both co-ops.

A townhouse is a style of construction, whereas condominium and co-op are types of ownership.  A townhouse is basically a building or unit that shares a common wall with the building or unit next door.  The walls are usually straight and entry is usually from the ground floor.  Townhouses usually have two or more stories.  A townhouse can be a style of condominium which is what we have at Mariners Walk in Oyster Bay NY.

OYSTER BAY CONDOS/CO-OPS SOLD FOR PERIOD JAN 1 - DEC 31, 2010

According to the Multiple Listing Service of Long Island, there were 15 condos/co-ops sold in Oyster Bay, NY for the period Jan. 1-Dec.31, 2010 compared to 16 condos/co-ops sold in Oyster Bay, NY for the same period in 2009.  As the end of the year 2010, there were four units under contract.  There were 4 units sold at Lexington Estates, 3 units sold at Top of the Harbour, and 8 units sold at Mariners Walk.  The lowest priced unit was sold at Lexington Estates and the highest priced unit was sold at Mariners Walk.  The lowest priced unit sold in 2010 was $170,000, versus $116,000 in 2009.  The highest priced unit sold in 2010 was $699,000 versus $827,685 in 2009.  The mean price of Oyster Bay condos/co-ops sold in 2010 was $520,000 compared to $304,000 in 2009, a 42% drop.   Average day on the market is 344 days for 2010 and 144 days for 2009.  That's 200 days more in 2010 to sell condos/co-ops in Oyster Bay, NY. 

As of January 27, 2011, there are 14 condos/co-ops for sale in Oyster Bay, NY.  So far, there is one unit sold in 2011 - a unit at Mariners Walk that went for $545,000.

OYSTER BAY CO-OPS/CONDOS FOR SALE - JAN 25, 2011

For people who want to live in Oyster Bay, NY but do not want the maintenance of a single family home in Oyster Bay, there are plenty of choices in the village of Oyster Bay, NY.  Buying condos, co-ops or townhouses in Oyster Bay are the best choices.  There are four areas in Oyster Bay where you can buy condos, co-ops or townhouses at all price ranges.  Right now, there are 14 condos/co-ops/townhouses for sale in Oyster Bay. 

Lexington Estates is on Lexington Ave., Oyster Bay.  It is the second driveway on your left from Hess Gas Station at the corner of Lexington Ave and Route 106.  Lexington Estates are co-ops.  At Lexington Estates in Oyster Bay, there are 5 co-ops for sale.  Price ranges from $129,000 for 1 BR, 1 Bath to $239,000 for a 2 BRs, 1 Bath co-op.  These co-ops were built in the 60s.

Landmark Colony is few feet down the road on Lexington Ave., Oyster Bay and they are condos. We only have 3 units for sale at Landmark Colony ranging from $519,000 to $629,000 for 2 BRs, 2.5 Baths condo.  This condo was built in 80s.  In the center of this development is a Queen Anne's style home called Derby Estate which was once the home of Ethel Roosevelt Derby, the younger daughter of President Theodore Roosevelt.  

Top of the Harbour is further down the road.  Top of the Harbour can be accessed either from Lexington Ave or Mill River Rd in Oyster Bay.  Year ago, these are regular apartments then they turned into co-ops.   There are 4 co-ops for sale at Top of the Harbor, 2 on Anchorage Ln. and 2 on Harbour Ln.  Prices range from $189,000 to $299,000.   These co-ops were built in the 60s and 70s.

Mariners Walk, on South Street are newly constructed townhouses in Oyster Bay built in 2008.  There are only two units for sale at Mariners' Walk, one for 589, 000 and the other one for $699,000.  They are all 2 BRs and 2.5 Baths.  Mariners' Walk townhouses are all new constructions on three floors.  There is a clubhouse for homeowners' use.     

All these condos/co-ops/townhouses are within walking distance to the village, shops, restaurants, the beach and the Oyster Bay train station.

We're only a month into the winter months in Brookville and Oyster Bay area and officially have two more months to go and we have had enough of the snow.   I'm tired of the freezing cold and the constant snow.  I see we'll have more snow on Tuesday and Wednesday.   I look out the window and I see my roses are all covered with snow.  Will they be fine?  Yes, they will.  It's the freezing and thawing that are not good for them. 

We are in the middle of winter and since activities outside are not on our agenda for a while, it is the perfect time to plan our rose garden and order some roses.  If you are getting garden catalogs in the mail, you can start browsing through them.  Start thinking of what rose plants to buy. But where can you buy them?

HOW DID I BECOME "THE ROSE LADY"?

 

I've been asked before why they call me "The Rose Lady".  People who live in Oyster Bay, NY know why.  They are the ones who started it.  Either "The Rose Lady" or the "Lady who has the most beautiful rose garden in Oyster Bay".  I went once to a party given by the then President of the Oyster Bay Chamber of Commerce who lives few houses down my street and they were playing a guessing game and one of the questions was "Who has the most beautiful rose garden in Oyster Bay?"  Answer: The Morgans.  I was flattered to say the least. 

When we moved to Oyster Bay in Long Island, NY in 1971, I started a rose garden at my first home.  Six years later when we moved to another place, I had 25 roses which I left behind because we then decided to rent a house while I was looking for the perfect house.  My landlord wanted me to plant some roses but I couldn't find the right spot in the yard so I didn't.  It took me two years to find the next house that I liked. 

Then I started another rose garden with five roses and over the years, it just grew to almost 200 roses.   I planted annuals, perennials, shrubs, spring bulbs with my roses too but the center beds are strictly roses.  They get plenty of sun in the middle of the yard.  Then 10 years into gardening, I opened the garden to the public.  I started an Ice Cream Social in the summer with all proceeds going to my favorite charity.  At this point in time, nobody knew I had a garden in the backyard.  Only my next door neighbors because they could see it from their windows.  People were surprised to see the rose garden because nothing in front of the house indicated I had a garden in the backyard.  Later on I expanded to the front of the house because I was running out of room in the back.  My friends insisted I had more rooms in the back but I didn't think so.  I have a lawn area way in the back which we used for parties.  My youngest son loved to have big parties for his college friends there. 

Then the Ice Cream Social made the local newspapers and people in Oyster Bay, NY started calling me the Rose Lady.  When they saw me in town, they said, "You're the Rose Lady with that beautiful rose garden."  The Ice Cream Social became a summer tradition that went on for 20 years and it made the local papers all the time.  The last one was last year.  We are in my home for 32 years this month and are moving to Charleston, SC next month. 

One day at my office, we had a new manager and he started talking about Branding.  And lo and behold, a light came into my head and I asked "Can I use ‘The Rose Lady'?" since everyone in town knew me by that name.  He said "Why not?" and so then I started using it for everything - mailing pieces, brochures, business cards, my website and my ActiveRain account.

I love the title and it really talks about me.  I don't just grow roses, I have been writing articles about roses for several rose societies.  And the best one is this:  My maiden name is ROSALINDA ROSALES.  I remember from years past when I was working for ITT, a Spanish executive peeped at my office after seeing my name on my office door and said, "You sure belong to a family of roses."

HOW LONG SHOULD IT LAST?
