Attention Mr. Seller:  There are important factors that help determine your property value.  To help determine how long it will take to sell your home, the proper balance of these factors will expedite your sale.

CONDITION

Property condition affects price and speed of the sale.  Optimizing physical appearance and advance preparation for marketing maximizes value.  A well staged home sells faster and for more money.

COMPETITION

Buyers compare your property to competing properties and there are plenty out there.  Buyers interpret value based on available properties.

LOCATION

Location is the single greatest factor affecting value.  Neighborhood desirability is basic to a property's fair market value.  A quiet neighborhood is very attractive to buyers.

SCHOOL DISTRICT

It is very important for young families to select an area with excellent school district.  Long Island, NY has excellent school system and it is the reason most buyers from New York city and its surrounding boroughs are flocking to Long Island.  Each school district has its own merits and buyers have their own preference.

A MEMORIAL ROSE GARDEN FOR SEPTEMBER 11 VICTIMS

  

 

 

This is the rose garden at the home of Thomas and Carol O'Neill, on Long Island, that  was dedicated as a memorial to those who died on Sept. 11, 2001 - specifically those who perished at the offices of Sandler, O'Neill & Partners, LLP on the 104th floor of Two World Trade Center.  This beautiful garden is planted with David Austin Roses.  At one end of the garden, in between the two rose beds is a tablet with this poem:

 

I give you this one thought to keep.

I am with you still, I do not sleep.

I am a thousand winds that blow.

I am the Diamond glint on snow.

I am the sunlight on ripened grain.

I am the gentle Autumn rain.

When you waken in the mornings hush,

I am the swift, uplifting rush

Of quiet bird in circled flight.

I am the soft stars that shine at night.

Do not think of me as gone.

I am with you still, in each new dawn.

 

We have always given roses to show sympathy and share the grief of our love ones.  In our darkest hours, the rose extends her beauty and provides comfort and solace to us.  Always there, always comforting, always reassuring, always a symbol of life, liberty and freedom - our National Floral Emblem

Let us continue to give roses and plant roses in the spirit of freedom.

WHAT IS ROSH HASHANA?

 

The holiday of Rosh Hashanah is widely known and celebrated as
the Jewish New Year.  It is the Day of Judgment
as Jews worldwide examine their past deeds
and ask for forgiveness for their sins
On Rosh Hashana, the Ram's Horn, or "Shofar"
is blown in temple to herald the beginning of the 10 day period
known as the High Holy Days.

It is also the Day of Remembrance
as Jews review the history of their people.

It is celebrated with traditionally festive and sweet food as well as lots of fine wine  
to ensure sweetness in the new year. 

This year, Rosh Hashana starts at sundown on September 8th and ends,
depending on how observant you are,
at sundown on September 9th or September 10th.

LAFFEY ASSOCIATES BROKE TIES WITH CENTURY 21

Emmett Laffey, CEO of Laffey Associates, Fine Homes & Estates announced that today marks the last day Laffey Associates, Fine Homes & Estates is part of the Century 21 system. 

Emmett Laffey informed the whole Laffey organization that "After careful consideration it was quite clear that Century 21 and Realogy could no longer produce any future value to our agents and the company.  It has been 13 years since we embarked on the chapter of our firm with the Century 21 affiliation and in the beginning it was valuable relationship. Over that time period something wonderful happened in the world called the Internet and of course everything has changed.  Over the last few years there was basically nothing left for Century 21 or Realogy to offer us. The Laffey brand was stronger! Laffey.com was better.  It's all about being the Industry Best. At the Power Meeting at the end of the month we will be launching the future of Laffey Associates, Fine Homes & Estates."

A new Laffey.com website will be unveiled soon.  It will be a website fitting for the new elite organization.

TOWN PROFILE - LAUREL HOLLOW, NY

The Village of Laurel Hollow, NY in the township of Oyster Bay lies between the waterfront villages west of Cold Spring Harbor and east of Oyster Bay Cove.  It is a beautiful village, secluded, scenic and exclusive with magnificent homes on large wooded acreage.  Laurel Hollow is mostly hilly, about 200 feet above sea level in some areas, offering beautiful water views from some vantage points.  There are an abundance of tall specimen trees and understory of mountain laurel hence the name.  Living in Laurel Hollow, NY costs a pretty penny but it is all worth it.    

Because of the excellent school districts, Laurel Hollow, NY keeps the property values high.  Students in Laurel Hollow, NY perform very well on standardized tests and almost 95% go on to higher education each year.  The school district is partly Oyster Bay, Syosset and Cold Spring Harbor.  Likewise, the post office is serviced by Oyster Bay 11771, Syosset 11791 or Cold Spring Harbor 11724. 

Laurel Hollow, NY is a very private enclave, strictly a residential community.  There is no business establishment in the village.  People shop in nearby towns, either in Oyster Bay, Cold Spring Harbor, Syosset or Huntington.  The village has maintained the integrity of the area and has not allowed it to become overbuilt.  The village has two-acre zoning. 

The proximity of Laurel Hollow, NY to the water makes water sport the main recreational activity.  Residents have its own village beach and mooring rights.  Laurel Hollow, NY is home to Cold Spring Laboratory, a world class scientific laboratory for genetic and cancer research whose campus was added to the National Register of Historic Places. 

When winter in this area gets too cold and the pond gets frozen solid, you can go ice skating on the pond next to St. John's Episcopal Church.  Kids also love to go to the Fish Hatchery across the street from the Cold Spring Harbor Laboratory. The most well known resident was Louis Comfort Tiffany who built Laurelton Hall.  Louis C. Tiffany is credited with the stained glass windows, Tiffany lamp and iridescent Tiffany vases. 

The Village of Laurel Hollow, NY is about 30 miles from Manhattan and just under an hour train ride from the Syosset or Cold Spring Harbor train station to the city.  It has easy access to Northern Boulevard, Route 106 and Route 109 and major highways.

As of Sept. 3, 2010, we have plenty of homes for sale in Laurel Hollow, NY to choose your dream home.  There are 41 homes for sale in Laurel Hollow, NY as of Sept. 3, 2010 with price tags of just under $900,000 to almost $10 million representing all sorts of home style.

MARKET REPORT FOR LAUREL HOLLOW, NY - SEPT. 3, 2010

 

During the period from Jan. 1, 2010 to Sept. 3, 2010, there are 16 homes sold and 5 under contract in Laurel Hollow, NY.  During the same period, Jan. 1-Sept. 3, 2009, there are 8 listings that closed.  In essence, the real estate market in Laurel Hollow is quite strong compared to last year.  On the other hand, there are 41 homes for sale in Laurel Hollow, NY on September 3, 2010.  If we stay at the same rate of sale without taking another listing, we have an inventory good for 20 ½ months.   

Days on the market in 2010 for lower-priced homes are 12 days and for the high-end homes, it took almost a year - 357 days to sell a home.  In 2009, days on the market for lower-priced homes are 52 days and for the high-end properties, they are 227 days.  Last year, the lowest priced home was a 5-bedroom farm ranch which sold for $925,000 and the most expensive was an 8-bedroom Victorian which sold for $3,200,000.  This year, the lowest priced home was a 6-bedroom ranch which sold for $1,250,000 and the most expensive home was a 6-bedroom colonial which sold for $3,900,000.
