DON'T MISS THE FIRST EVER OYSTER BAY FARMERS' MARKET

The Oyster Bay Main Street Association (OBMSA) has organized a farmers' market to be held starting this Friday, July 30 and then every Friday, from 12 Noon to 6:00 PM through the fall, at the Audrey Avenue extension located north of the Oyster Bay Post Office on Audrey Ave., Oyster Bay.  According to OBMSA, the development of a regular farmers' market in Oyster Bay came about after the "unbelievable response from the community", following the farmers' market on June 12th during the 48 x 48 x 48 project under the auspices of the planning group DoTank: Brooklyn.

Improvement that were made to the Audrey Avenue extension during the 48 hours were supposed to inspire plans and actions for the 48 months and are intended to ultimately help to promote sustainable design and lasting change over the next 48 years. OBMSA is adding one more 48 to the mix by bringing one suggestion to fruition within 48 days of the initial experiment - the first ever Oyster Bay Farmers' Market.

Do come and celebrate the splendors of summer with fresh fruits, vegetables, cheeses and other delicacies at the "first ever" Farmer's Market in historic downtown Oyster Bay.  The Oyster Bay Farmers' Market will host an array of local growers, artists, bakers and soap makers.  Market items include: MeCox Dairy Artisanal Cheese, Horman's Pickles. Urban Oasis Organic Smoothies, local shellfish, fresh baked goods, all-natural dog treats, fashionable handmade fabric bags, Soaps by Susan. organic tomatoes, raw honey and more.  The Centro Cultural Hispano de Oyster Bay will be selling homemade guacamole, empanadas and pupusas. All market goods are grown or made locally!

SALE OF CONDOS/CO-OPS IN OYSTER BAY, NY IS SURGING

Sale of condos/co-ops in Oyster Bay, NY is surging partly due to the economy and partly due to change in demographics.  As the population begins to age and children have moved out of their parent's home, homeowners are finding out that they cannot maintain their homes anymore.  Lawn maintenance and housekeeping are too much for them physically and financially.  However, they still want to stay in the area where they have lived for decades and know everyone.  So their only option is to downsize and the best choice is to find a condo, co-op or townhouse that fits the bill.

The sale of condos/coops/townhouses in Oyster Bay, NY is fairly stable or even improving.  In 2009, there were 17 condos/coops/townhouses sold in Oyster Bay for the whole year.  In 2010, so far as of July 27, there are 8 sold and 7 under contract.  I have few customers looking for a first floor unit at Top of the Harbour but none is available.  If you are a homeowner and looking to relocate to another area and looking for a real estate professional to sell your condo/co-op/townhouse in Oyster Bay, NY, please give me a call - 516-385-0584.  I would like to sell your co-op to my customers.

For people who are downsizing and want to live in Oyster Bay but do not want the maintenance of a house, there are plenty of choices in the village of Oyster Bay.  Buying condos, co-ops or townhouses in Oyster Bay are the best choices.  There are five areas in Oyster Bay where you can buy condos, co-ops or townhouses.  Right now, there are 17 condos/co-ops/townhouses for sale in Oyster Bay

Going north on Route 106, just as you reach the village of Oyster Bay, turn left on Lexington Ave., Oyster Bay.  The second driveway on your left from Hess Gas Station is the Lexington Estates which are co-ops.  At Lexington Estates in Oyster Bay, there are 4 co-ops for sale.  Price ranges from $149,000 for 1 BR, 1 Bath to $259,000 for a 2 BRs, 1 Bath co-ops.  These co-ops were built in the 60s and are housed in six buildings from A to F.

Landmark Colony is few feet down the road on Lexington Ave., Oyster Bay and they are condos. We only have 2 units for sale at Landmark Colony, one for $599,000 and another one for $625,000 for a 2 BRs, 2.5 Baths condo.  These condos were built in 1982.  In the center of this development is a Queen Anne's style home called Derby Estate which was once the home of Ethel Roosevelt Derby, the younger daughter of President Theodore Roosevelt.

Further down the road is Top of the Harbour.  Here we have co-ops with entrances at Lexington Ave and Mill River Rd in Oyster Bay.  Year ago, these are regular apartments then they turned them into co-ops.   There are 3 co-ops for sale at Top of the Harbor, all of them with 1 BR, 1 Bath.  Prices range from $265,000 to $299,000.   These co-ops were built in the 70s.

On South Street, we have the newly constructed townhouses called Mariners' Walk.  Prices on Mariners' Walk in Oyster Bay range from $549,900 to $649,000.  They are all 2 BRs and 2.5 Baths.  There are 4 townhouses left for sale at Mariners' Walk in Oyster Bay right now.  Mariners' Walk townhouses are all new constructions on three floors.  Elevator is an option.  There is also a clubhouse for homeowners' use.

On Berry Hill Rd, we have Fieldstone which is homeowner association.  At Fieldstone in Oyster Bay, there is one townhouse for sale right now, priced at $1,269,000.  This townhouse was built in 1995.

All these condos/co-ops/townhouses are within walking distance to the village, the beach and the Oyster Bay train station.  To see these condos, co-ops, or townhouses, you can call me at 516-385-0584 for an appointment.

SUMMER CARE FOR YOUR ROSES

Summer is here!  With the temperature hovering into the high 90s and the heat index at 100+ for several days now, there are several things we ought to do to keep our roses happy during the dog days of summer.  The roses are suffering from extreme heat and so does the rosarian who takes care of them.   With the searing heat, you have to learn how to slow down.  Drink a lot of water while working in the garden.   Take a break every so often.  Wear protective gear like hat, long sleeves and sunscreen. Try to work early in the garden before the sun is up or late in the afternoon when it is cooler.

Water, water, water - Roses needs at least 2" of water every week especially during the hot dry summer days.  So when the rain stops, water them deeply.  This week I ran the sprinkler for an hour every day in different section of the yard.  Following the town ordinance of water conservation, instead of running the sprinkler for two hours, I opted for 1 hour on each section.  I used to run the soaker hose but since it is extremely hot, I do overhead watering this week.

Fertilization - do not overdo it in the summer. More roses suffer from overfertilization in the summer than from too little. When you water your garden, the water releases the nutrients that are already in your rosebeds. Sometimes you see the leaves of your roses wilting and start to turn yellow. We have this notion that if we give them more food, they will come back to life. Wrong! Giving them more fertilizer can make the matter worse. They could have excessive fertilizer to begin with and not enough water. Too much fertilizer without enough moisture in the soil is deadly to your plant. You will get fertilizer burns. If in doubt, water, water and more water especially in a very hot weather. Do not fertilize when the temperature is in the 90's. I just give them an overhead watering if the temperature is too hot and no rain in sight. When you want to be in an air-conditioned room and feel like doing nothing, your rose feels the same. They don't want any work. All they need is water, possibly a cold shower.

Mulching - Rosebeds with 2" or 3" of mulch do not need as much water as the beds without mulch.  Mulch is an important thing our garden needs during the summer months.  There are all kinds of material we can use as mulch - pine bark nuggets, pine needles, cocoa hulls, hay, shredded oak leaves, seaweeds, cedar mulch or cocoa mulch.  I find out that shredded cedar mulch is much better mulch than pine bark.  I don't recommend cocoa hulls if you have a dog.  They smell great and dogs love it but it is not good for them.  There is evidence that it can be harmful to dogs.  One report said that a dog died because the dog ate so much cocoa mulch.  You know chocolate is bad for dogs and chocolate comes from cocoa beans.

The rose beds look much better with mulch and the mulch also helps the roses retains moisture in the soil during the dry, hot spell.  However, mulch takes up nitrogen when it decays to feed the bacteria.  Take a pH reading. Low pH means the soil is nitrogen starved so add lime to correct the situation.  Mulch also keep the roots cool and keeps weeds under control.

Weeding is an essential aspect of gardening. At the height of the summer heat, the weeds are growing at a rapid pace. You must control it, otherwise they take over. I don't use herbicide so I'm constantly weeding.  After two weeks out of town, I came back with weeds all over the place.  I have been weeding ever since.  With the heat wave going on, I could not be out in the garden more than two hours a day.  My perennial beds do not have mulch and the weeds are as tall as the perennials.

Spraying - If you are spraying, discontinue the spray program while the temperature is on the 90's.  You'll burn the leaves.  When the temperature cools down, you can resume your spray program every 7-10 days.  Spray early in the morning or early evening.  This year, I have sprayed just once with Messenger and Pyola, both organic spray early in the season.

If you have blackspots, you might want to spray though it might be too late to control it now.  With the high humidity, it is blackspot season in our area.  Blackspot known as Clean Air Syndrome in the plant world is rampant this time of year. Roses grown in industrial towns where air is too polluted don't get blackspots.  Blackspot starts as tiny spore in the leaves and in about 3 to 5 weeks develops into a spot as big as a pencil eraser with a yellow band around it. If left untreated, leaves turn yellow and can defoliate the whole bush. The cure is to have a spray program regularly every 7 to 10 days. Bayer or Ortho systemic 3 in 1 (Fertilizer, insecticide and fungicide) is excellent.  Neem Oil is another environmentally safe fungus control. If you don't mind chemical, Manzate, Maneb, Triforine and Daconil are effective fungicides. But just like any other chemical spray, please read the label and follow the directions.  If you do spray, be very careful when spraying to keep the spray out of your skin, eyes and lungs. Wear a protective mask if at all possible without scaring your neighbor. DO NOT SPRAY WHEN TEMPERATURE IS ABOVE 90 DEGREES. You'll burn the leaves.  Unless the situation is so grave, your roses will bounce back. Don't worry too much about it!!

MY DOG LOVED THE SNOW, NOT THIS HEAT WAVE

I found this photo while I was sorting some of my stuffs for my move to my next home.

My dog, Jake, loved and enjoyed the last winter when there were plenty of snow to play around.  With the heat wave going on for the last three weeks, he looks tired and weary.  All he does all day is lie down on the rug and sleeps.  He will go out with me outside in the morning while I weed before it really gets hot and he just lie down on the dirt underneath the shade of the tree.  He used to drink milk in the morning after I finished my cereal and he loved it.  He had two servings this week and he threw up on both occasions so I stopped giving him milk.  Luckily he did it near the back door.  A little bit came on the area  rug which I hose-washed outside.  It dried in two hours under the hot sun.  That's how hot it was.  He has been drinking milk since we got him from the Animal Shelter in 1998.  Now his stomach can't take it.  I believe it is the weather.  I'm sure he can't wait for that first snow fall.
