LUXURY HOMES SOLD IN MUTTONTOWN, NY IN 2009

Luxury home sales in the Muttontown, NY area for the 12 months in 2009 was flat compared to last year.  There are 27 homes sold in 2009 and the same units - 27 homes sold in 2008.  Still there are 3 homes under contract as of Decmber 27, 2009.  On my last report which was for the first 7 months of the year ending July 31, 2009, home sales have dropped by 24% from 17 homes last year to 13 homes this year - 3 with Jericho school district, 4 with Locust Valley school district, 5 with Syosset school district , and 1 with Oyster Bay-East Norwich school district.  Along the way, the market picked up and ended with the same amount of homes sold as last year.  On the same 7-month period in 2008 the luxury home sales in Muttontown, NY went down 39% from 28 homes the previous year to 17 homes last year.  That could only mean one thing.  The market is picking up in Muttontown, NY.  The most expensive home that closed was on May 14, 2009 for $3,700,000.

As of December 27, 2009 there are 37 homes for sale in Muttontown, NY.  Out of the 37 homes for sale in Muttontown, there are 7 homes for sale in the Jericho school district, 22 homes for sale in the Syosset school district, 2 homes for sale in the Oyster Bay-East Norwich school district, 6 home for sale in the Locust Valley school district.  At the rate the sale is going, we have inventory good for about 16 months.

Muttontown, NY is an incorporated village bordering Brookville to the south and west, East Norwich to the north and Syosset to the east.  It does not have its own post office and residents of Muttontown have 5 different zip codes - 11791 (Syosset), 11753 (Jericho), 11732 (East Norwich), 11771 (Oyster Bay) and 11545 (Glen Head).  Based on the zip codes, Muttontown also has 4 different school districts - Jericho, Syosset, Locust Valley and East Norwich-Oyster Bay.

For those special clients who want the best that money can buy, Muttontown, NY provides lots of choices.  Just give me a call at 516-385-0584 or email me at info@rosalindamorgan.com and I will help you in the process of finding your dream home.  I know the area very well having served on the board of some of the charitable organizations in the area.

WELCOME TO 51 TOOKER AVE., OYSTER BAY, NY - Home of the Ice Cream Social in Oyster Bay for 20 years.  In the Historic District of Oyster Bay, NY on a short street, Tooker Ave named after Mr. Tooker who lived next door are Victorian homes built in the early part of the 20th century where neighbors know everyone and take pride on their street.  Be a part of the history of this unique home - owned by only three families in its entire 106 years history!

On Tooker Ave in Oyster Bay, NY, one house stands out, 51 Tooker Ave and the whole town knows that it has the most beautiful backyard in Oyster Bay - formal rose gardens and selected plantings of annuals, perennials, shrubs, and vines.  The house has plenty of architectural details for old homes enthusiasts - columns, crown mouldings, wainscoting, chair railings yet feels very homey.  Only few blocks to Downtown Oyster Bay, the Waterfront Center, walking distance to the beach and LIRR.  Walk to shopping, schools, houses of worship.  Established neighborhood with the most friendliest neighbors.
